
Florida Process Breakdown
Step 1: Send Notice to Owner (NTO)
Deadline: Within 45 days of first furnishing
All lien claimants (except laborers) must send a Notice to Owner to preserve lien rights.
Step 2: File Claim of Lien
Deadline: Within 90 days of last furnishing
Contractors, subs, and suppliers must record a lien with the county clerk to make a legal claim.
Step 3: Serve Lien on Owner
Deadline: Within 15 days of filing the lien
You must mail a copy of the recorded lien to the property owner.
Step 4: Enforce the Lien (Lawsuit)
Deadline: Within 1 year of lien recording
If unpaid, you must sue to enforce the lien before the deadline or it expires.
